The Dubai Waterfront District’s master plan is 125 hectares of mixeduse development with 2,500,000 square meters of building. The site is divided into three sections to create a vibrant, urban destination. The higher–density commercial core is adjacent to the CBD. The mediumdensity island has retail, institutional, and residential uses relating in scale to the Phase 1 development. The low–density third section contains low–rise residential development responding to the adjacent singlefamily homes. All three sections explore the geometry of buildings and street grid to create a dynamic urban center connected by water canals and public transportation. FXFOWLE wrote sustainable guidelines to assure an environmentally–responsible final development.
